Definitions
- Written report map out the nature or circumstances observed by the Architect in general or partial recognition of land or buildings or the review of technical papers on topics of professional competence of the architect.
- Technical Opinion is the written report with the technical opinion or reasoned conclusion that the Architect give in writing from the survey and analysis of the nature and circumstances of the data in general or partial recognition of land and buildings or the review of technical documents. It includes recommendations and actions to be taken to solve the found problems.
- Expert Opinion is the Technical Opinion that, as mark on the law, is done in a trial as piece of evidence, in demand by judicial authority or a party.
- Certificate is a document that ensures the truth of a fact and / or circumstances relating to the construction and / or plot.
All these services will always be done by an Architect with a professional board certification by the COAM (Colegio Oficial de Arquitectos de Madrid).
In case we're call give evidence in a lawsuit will go as witness and not as an expert answering only questions relating the work done, we'll inform the judge that it is a technical opinion contract by the party and we'll demand a compensation for expenses and loss of profits caused at the testification.

Written report:

with written and / or graphic documentation to explain the above statements.
Written report with technical opinion:
- Index
- Background

- Technical opinion
Assessment of the circumstances observed.
- Recommendations and actions to be taken
with a seriousness classification and time table for its solve.

On Expert Opinion the documents will be similar to the technical opinion with the difference that the technical opinion will be "expert" to give all the needed technical piece of evidence to let the judge to judge.
On Certificates, it has a maximum length of two A4 sheets at one space, in case you have an area equal to or greater than three A4 sheets, it will be consider as a written report with certificate.

Examples where they are needed
This type of work can be applied to a wide variety of needs, each with a different characteristic. We are now going to appoint some of them in general terms without seeking cover each and every one of the circumstances that may occur. - Constructive Problems
Normally this type of work is usually done either to determine the ultimate cause of the detected problem and repair it, either to use it as an official document to force reparation by friendly or judicial means.

- ITE (Buildings Technical Inspection), mandatory in the city of Madrid and some other towns inside the region of Madrid.
- Improving the actual situation.
In some cases, though there is not a apparent pathology or technical problem, exist a doubt on the building daily use.
In these cases is recommended a written report with a technical opinion to establish the problems and the recommendations to improve the current situation.
- For administrative tasks related to any property or business such as:
- Business Opening License Documentation.
- Property change on Business
- Request for real state loans, ...
- On trials to get all the technical piece of evidence necessary.
