The self-building or self-contruction is the construction done by yourself of the total or part of the building. This is a very interesting alternative used to lower the final construction price besides been a hobby or entertainment.
On the Spanish residential building, the 36% aprox. of the costs belongs to workers, the 10% to industrial profit (on some cases even bigger), it's compulsory to contract a "seguro decenal" and it has to be implant a Health & Security Plan. On the self-building you save the workers costs, the industrial profit, the "seguro decenal" (in case you use the building for yourself and don't sell it) and the Health & Security Plan (only is needed the Basic Health & Security Study) what give us a total save of more than 50% of the final cost. We didn't discount the indirect costs (6%) nor the maintenance of the building related to the "seguro decenal" to ensure a correct construction and function of the building.
In Spain, the self-building is legal with no different legal steps as building through a construction company. It is important to know that is compulsory the architecture project and the site management. These elements ensure that, no matter who has build it, the house comply with all technical and health requirements.
