Registration of New Construction

The registration of New Construction at the Property Registry is an act by which states that the building is being built, that is, "born" for the property registry.
To do that is not necessary that the works had started. Simply submit the approved project and the construction licence to the Notary to draw up a deed, and with it you'll go to the Property Registry to register that new construction.
It is not mandatory, but it's highly recommended because with it all the building data (surface and other physical data) is recorded in the Property Registry, fundamental for mortgage and other financial and economical issues..
If you have a self real state development loan, to build a house, this step becomes essential, since the loan is granted for the construction of a particular house, as set on the project done by the architect.
