Request for Budgets to construction companies
 Once done and got the professional board certification, the architecture project, along with Safety and Health document, the architecture office will create a dossier with the building project information (with no prices and specific technical and administrative conditions).
That file will be send, by the client, to several construction companies in order to receive an economical offer along with the specific conditions to consider.
The builders usually reply within one month. To select one will be important to pay attention not only to the final amount but to the conditions, both asked ant extra ones. In IBEA we also check the reliability of the selected construction companies.
note: it's recommend to add on the Particular Conditions the dates of beginning and end of works with an economical fine in case they are not accomplish.
As for the insurance that a constructor may subscribe are three (only one is mandatory):
- Property damage insurance for one year (not required)
- Property damage insurance for three years due to defects that affect the living conditions (not required)
- Property damage insurance for ten years for structural defects on the building (* required)
* note: This insurance, known as decennial insurance has an exception on its obligation in the case of self real state development (when the house will be used as housing for the same person who real state develop it) with the obligation, in the event of sale before the ten years after the finished works, must be disclosed in the sales contract that the house lacks of a decennial insurance.
Logically, the more insurance contract by the builder, the more expensive the works will be. But, on the other hand, that will ensure a correct behavior and External Technical Control in all phases done by the insurance companies through independent OCTs companies.
