Land search

This is an important phase since you'll decide, on this step, where the house will be locate and the environment that surrounds it.
Among the things you should be aware of, there are three different aspects::
Land features
- The land classification zones and if you can build on it. (A good practice is to inform you through the City Council and not rely on data that the seller give us)
- Municipal regulations that affect the land, to know what we can build.
- If it is flat or has pending. (important for the morphology of the building)
- The type of terrain, rocky, sandy, clay, ... (important for the foundation of the building)
- If the land have ground water (irrigation possibility)
- If the land have point for Water, Electricity,Drainage and any other service you may need.
Land surroundings
The landscape, with no views further the land limits (intimate) or with distant views (contemplation)
- The nature of this environment, natural, rural or urban
- The neighbors, if there are and how they are
- Communication with the workplace and other places you need to get frequently by feet, by car or any other public transportation.
- Nearby services, school, hospital, supermarket, ...
The economical aspect
How much is it trying to negotiate the best possible price.
- If it have loads before you buy. Check the Property Register.
- Appraise the value of the required works for the construction of a building on the plot, the improvement or reconstruction of buildings prior.
That's why is important to make a prior selection and then, with the best options, contact the architecture office to instruct you and get the most from the architectural project, giving you the pros and cons of the selected area.
